Why we built this.
A typical property purchase in Australia is a $1M+ decision made by buyers who can afford one mistake every 20 years. The industry serving them is built around the agent's commission cycle — the listing agent, the buyer's agent, the broker, the conveyancer all paid when the deal closes. None of them paid to recommend you walk away.
SuburbIQ is the second opinion. We're paid once, by you, to read the data and tell you what we'd do. Sometimes that's BUY. Often that's REVIEW. Sometimes WALK. Our incentive is repeat customers and word-of-mouth — which only works if we're right more often than we're wrong.
What we're not.
We're not a buyer's agent — we don't negotiate, we don't attend inspections, we don't write offers. We're not a mortgage broker — we model your loan position but we don't sell finance products. We're not a real-estate platform — we don't host listings. We're not "AI property picks" — every number is deterministic Python over institutional data, no LLMs in the analytical loop.
The data.
SuburbIQ is built on HTAG Analytics, an Australian property data warehouse covering 15,000+ localities, ~2 billion data points, and weekly updates across HTAG's institutional endpoints. It is the data layer used by Australian valuation professionals. The hedonic valuation model has been tested against six million-plus actual transactions across 25 years.
The team.
SuburbIQ was founded in 2026 by Matej Grahovac in Perth, WA. Engineering, data science, and product — one founder for now. We'll grow when we've earned the customers to justify it.
