Local Government Area
Aggregated median across every suburb inside an LGA. Population growth, employment composition, infrastructure pipeline, building approvals trend. Useful for early-stage screening when you know the council but not the suburb.
Greater Capital City
Greater Sydney, Greater Melbourne, Greater Perth, Greater Brisbane and the other capitals through one lens — interstate migration, GCC-wide vacancy, supply pipeline, cycle-stage distribution across constituent suburbs.
State
NSW, VIC, QLD, WA, SA, TAS, ACT, NT. Macro context for the cycle stage — interstate migration, employment by sector, building approvals, planning policy shifts that drive the regional cycle.
A region read, not a suburb spreadsheet.
Each Region Report sits at roughly the same depth as the Tier 2 Suburb Brief, but framed for a wider area. Expect:
- Cycle stage distribution — what % of suburbs in the region are in Recovery vs Mid vs Late vs Correction. Tells you whether the region is broadly firing or broadly cooling.
- Top movers + bottom movers — the 5 fastest-growing and 5 fastest-cooling suburbs within the region over the trailing 12 months, with the underlying RCS profile of each.
- Supply / demand snapshot — aggregated stock-on-market, vacancy, building approvals, sales volume. Where the region is tight vs loose.
- Macro drivers — interstate migration, employment by sector, infrastructure pipeline, planning-policy notes affecting forward demand.
- Region thesis — a 3-paragraph synthesis. “Buy quality and hold,” “wait for the next leg,” “sector-specific tailwind” — the same plain-English call we give at suburb level.
