Top 10 Australian suburbs by week-over-week median price growth. Pulled from HTAG's transactional dataset every Sunday night and traffic-light tagged against our research-validated thresholds. Speed alone doesn't make a buy — three of these are flagged REVIEW for a reason.

A green BUY signal means the growth comes with structural support — RCS above 75, vacancy under 1.5%, cycle stage Recovery or Mid. An amber REVIEW signal means growth is real but at least one indicator is dragging — usually thin data, late cycle, or a known structural risk.

What "fastest growing" actually means.

Most fastest-growing-suburbs lists you read in newspapers measure 12-month change — by the time the article publishes, the run is mostly over. Ours measures the trailing seven-day median against the previous seven-day median, calculated on every sold transaction settled in the window. It's noisier, but it catches the wave on the way up, not after.

Why some entries get REVIEW, not BUY

A 4% one-week jump in a suburb where transaction volume is thin (fewer than three sales) can be one well-located transaction skewing the median. We mark those REVIEW. So do suburbs late in their growth cycle — Sandy Bay was the textbook example: 8% predicted growth, then prices fell 15%. Speed without structural support is a warning, not an entry signal.

How to use the list

Treat it as a watchlist trigger, not a buy list. If a suburb appears two weeks running with a green signal and you've been considering it, run a $5 Suburb Signal to check the structural depth (RCS, DDI, BBT) before doing the deeper work.
